The Adani Dharavi project is one of the biggest infrastructural development projects taken up by the Adani Group recently. The Adani Group plans to completely revamp the Dharavi slum area as a part of this elaborate project. This redevelopment activity aims to bring about an improvement in the overall lifestyle of the people who have been spending their days in immense distress over the past few decades. The residents of the Dharavi area will be offered flats with attached kitchens and bathrooms so that they can lead their lives in a much better way.
Adani Dharavi Project To Generate INR 10,000 Crore
As per recent reports, the Adani Dharavi redevelopment project is all set to generate INR 10,000 crore. It will add to the profitability of the Adani Group’s business and will also bring about an overall infrastructural development in the country. The Maharashtra government is expected to get a substantial sum of INR 5,000 crore to INR 10,000 crore from the Dharavi redevelopment project. This would be primarily from the sale of homes to the residents who are found ineligible for free housing. The properties can also be rented to ineligible individuals. The state government is already in the process of finalizing a policy that will set rates for ownership or rental options for these ineligible residents. The policy is expected to be approved by the cabinet soon enough.
A Brief Overview Of The Adani Dharavi Project
Dharavi, which is Asia’s largest slum, is currently undergoing a massive transformation. The project is led by the Adani Group through the Dharavi Redevelopment Project Private Limited (DRPPL). As per the redevelopment plan, free housing will be offered to families who meet particular criteria. The residents whose tenements were constructed before 1st January 2000 and who are living on the ground floor are eligible for free homes within the Dharavi area itself. These homes will have a standard size of 350 square feet.
The residents who are not eligible for free housing can opt for two options. Those whose tenements were constructed between 1st January 2000 and 1st January 2011 will have the opportunity to buy home houses at affordable prices. The residents whose tenements were built after 1st January 2011 will be offered rental housing options through the state’s affordable rental housing scheme. They will have the option to purchase the property. That way, there can be an overall development brought about in the Dharavi area.
The Survey For The Project
Currently, the DRPPL is conducting a survey. It is currently visiting nearly 3,00,000 tenements in Dharavi to determine which residents qualify for the free housing option. As per estimates, around 40 to 45% of the tenement holders will be eligible for free housing. These homes will be constructed in 20 to 25-storey buildings which will be built on 6 acres plots. The railways originally owned these plots and have been specially designated for the project. The final design of the building is yet to be decided. However, the construction work has already begun on the project.
The individuals who are found ineligible for free housing will be offered alternative accommodation in different parts of Mumbai at a subsidized rate. DRPPL is currently in talks with other government agencies to secure land for these homes. The company is also in talks with the slum rehabilitation authority and other authorities to use the vacant land for housing purposes. Once the project is completed, the area will be transformed into a modern township. It will run across 600 acres. It will also have various essential amenities like hospitals, schools, well-constructed roads, etc This will bring about a significant improvement in Maharashtra’s overall infrastructure.
Conclusion
In this way, the Adani Dharavi project is going to be one of the biggest infrastructure projects to have been taken up by any global conglomerate in the past few decades. It will bring about a complete transformation to Maharashtra’s infrastructure, thereby impacting the lives of thousands of individuals. Overall, our country’s infrastructure sector will also experience enormous growth.
